Home ownership is a dream for many individuals, but sometimes just beyond their reach. United Bank's Community First Mortgage Program has been created to offer a little extra help. The program offers flexibility, giving our qualified borrowers the choice of benefit that assists them most in the borrowing process.
To be eligible for the Community First Mortgage Program, the property being purchased or refinanced must be for the borrower's primary residence and be located in a majority-minority census tract within United Bank's defined markets. These eligible tracts currently exist in the following counties: Spalding, Henry, Newton, Upson and Coweta.

Choose the option that benefits you the most (options cannot be combined):
Option 1 - Buy down your rate
- Applies to United Bank 10/5 ARM product amortized up to 30 years
- United Bank will pay the cost to buy the rate down by up to 2% from the rate established upon applicant approval
- Loan amounts will be limited to $766,550 and lower
- For purchase, refinance and cash out transactions on single family primary residences (exception: if mobile home, not eligible for cash out transactions)
Option 2 - Receive a credit towards your closing costs
- Applies to United Bank 5/1 & 5/5 ARM products or Freddie Mac Loans
- United Bank will pay up to $5,000 towards United Bank closing costs
- Loan amounts will be limited to $766,550 and lower
- For purchase, refinance and cash out transactions
Option 3 - Receive down payment assistance
- Applies to United Bank 5/1 & 5/5 ARM products or Freddie Mac Home Possible Loans
- United Bank will pay up to $5,000.00 in down payment assistance towards purchase price
- Loan amounts will be limited to $766,550 and lower
- For purchase transactions only (1-4 family and mobile homes)
